 My criteria for hold vs flip? 

For a buy and hold it's 1 to 2 bed room or duplex.

My flips are 3 bed or larger. Why you may be thinking. Well it's easier to sell a 3+ than 1to2 bed and I can rent them all day. What is your thoughts on the matter?

Like most cities the downtown area is the best for fast sales

If that is the only damage from termites, than the price sounds right but it is hard to say till you get in it. At this point according to your numbers you have a profit potential of $40k or is the 140k profit. Ether way you should be ok as long as there is no structure damage, inside walls don't count.

I wouldn't think so as long as it is truly cash flowing.

I would walk if the numbers don't work. Look at it again in June when it is available.

How many sqft is the building.
