Handyman/Contractors Tough to keep around

Hello, I have been a more difficult time than ever in regards to keeping or finding a RELIABLE handyman/contractor to do rehab work for rehab properties I purchase in Florida. They either never show or never answer the phone etc. I know this isn't anything new for investors I just wanted to see if anyone may know of some reliable ones or have any suggestions for finding some that are trustworthy and do great efficient work. When you find a good one that’s reasonable and does good work pay him an extra ten or twenty on top of what he quoted . This has always gave me surprising results and can assure he will be answering your calls and quick to get on the job especially if it’s a time sensitive project . handymen / small time contractors are people too and often live paycheck to paycheck like most everyone else . Real estate is about relationships
