I’m presently transitioning to buy and hold this year. I spent the beginning of my career wholesaling and rehabbing.

I’m presently working on generating better lead generation and building up additional capitol. So the only thing holding me back is myself

I would most definitely use the 3.5% down, buy a quad and then rinse and repeat. Congrats on the sale of the SFH as well!

I tell people that the key to any business or product, service etc is letting the masses know what you can offer. No one will contact you if they don’t know what you can do to be of service to them👍🏾

I have a great friend of mine who swears by section 8 rentals and will only operate with that business model. Her reasoning is it’s automatic money every month. The only thing is that the inspection is very thorough .

I also know some people who would rather jump in a pool of swords than deal with section 8 tenants based of the perception that they are difficult to deal with and the inspection etc. But I do know the rent comes every single month like clockwork. Congrats on the property!

Im going to listen tonite, seeing how I am looking to start implementing the BRRRR method in 2019. These podcasts have been such great teaching tools. Congrats to Jenny!

One option I've considered is using Craigslist resume section.... But that's risky and would require some additional steps to reduce risk... I agree! When I first moved to florida I used craigslist to find some and it was full of tire kickers!
