Private lending / mortage proposal

First deal I am considering. Freaking out to be honest with you.

I have one financial proposal and I was wondering what do you guys think about it?

Any feedback is greatly appreciate!!

1) Private loan

5% interest rate

$1200 upfront fee

One year of grace period.

Also, Could I get the same deal with a hard loan money?

@Thiago Oliveira, the $1,200 upfront fee is a major red flag for me.  Unless it's a point going into the loan paid at closing, I would not pay it.  To echo @Tchaka Owen, the 5% interest rate also raises red flags, as it seems too good to be true, unless you have a super low LTV.
