Hi. They supposed to do remodel my whole house in San Antonio  Texas. After the first two draws, 21k total, he need more money to keep doing the job. The third draw was for 31k. One week after getting the money Sergio dissappear.  No contact,  emails or nothing like that.  

In the following week I got ahold of his partner,  Gerard. He kept working in the house untill after his last draw when he disappeared leaving the house completely undone.

I'm getting another contractor to finished house for me  but, again, they are not contractors. They are thieves trying to take advantage of out of state investors.

Hi everyone.  I'm putting out this info because I got ripped off by a company in San Antonio  called 3 sixty group. They called themselves as contractors but are nothing but scammers. I lost over 40k so far. They don't answer phone calls anymore and definitely don't provide a quality service.  Sergio Benavidez and Gerard Wilson are the main point of contact. STAY AWAY FROM THEM.

If I will get my rehab money back from my lender, 100 financing, why should I care how much the rehab will cost?

Hi everyone. 

I am looking for a few properties that are been selling by a wholesale company. They do offer financing, contractors and property management as well. The only problem is they don't offer any agent that can see the property and validate the information. A lot of them are in the Midwest and, for a few of the properties I just can't find any comps that justify the amazing price and ROI they advertise. What am I missing? I was trying to see If I could get an agent to help me with that but his/her margin will be too small for them to be interested.

Any ideas?

How can I find a cap rate at any location? Is just a specialist thing? Couldn't find any more information about it.

Is it possible for me to update a multi family,8 units, from outside. All Units are rented. I mean new fences, painting, fixing the pavement, adding car port and still get a good appraisal so I could get my money back?
