Hey all, just wanted to introduce myself finally. I've been reading a lot of info here and wanted to make contact with some experienced investors in my area. As we are still newbies, we'd like to find our "team" from people who've already found great contacts in our area. Also looking for REIC in this area.

We consider ourselves rehabbers and had the thought of buying & holding in this changing market, but really have decided that we do not want to be landlords at this point. We have 1 rental with a long-term tenant/future buyer and have completed a second rehab that is now ready to occupy.

We have done these deals using our own cash (HM is very interesting for us but the fact of the matter is...I am very risk averse). The problem is we need to sell the F&C rehab for the capital for the next purchase. My question is...should we get a tenant in and sell it occupied or is it better to just wholesale it empty to another investor for a quick turnover? Or would we be better off going for a retail sale even at today's prices?
