@David Mayfield I too found Phil on YouTube and BP from there. I personally think that you could get the same knowledge here that you'd pay for from Phil (and the BP community gives free help btw for any questions you may have). That being said, if you're ready to spend $ on training, go Pro here instead.

Just my opinion...worth maybe 2 cents.

Thanks all for your insights. Originally, planned to buy and hold for passive income, but our original tenants did not work out. Marketed briefly for rent on CL and using landlordstation screening ( thnx again BP members).The area is mostly rentals in a 3-4 mi radius with lots of nearby amenities and transportation. In fact, I will be contacting the landlord next door (he expressed an interest during the rehab) so we'll see what happens. Comps in the area are dicey since they are all small, older homes ('70-'71s) and some have not been upgraded like ours (most do not have central heat/air, patios, etc).

We'd just like to go on to the next deal at this point and want to do it ourselves so we need the cash. We definitely learned a lot from this one...not only in terms of what we really want out of our RE investing but also some of the mistakes that can be made.

Found some cool marketing sources here on the forums and will be getting the word out.

Good advice Danny & Lynn. I think Lynn's method of buying, rehabbing, and moving up is the easiest (though not the quickest way to wealth) for the average person. Definitely, keep reading BP for knowledge and work on qualifying.

Do keep us posted on your progress, this is the place to find investing mentors that can answer your questions along the way and even point you to certain people in your area.

Hey all, just wanted to introduce myself finally. I've been reading a lot of info here and wanted to make contact with some experienced investors in my area. As we are still newbies, we'd like to find our "team" from people who've already found great contacts in our area. Also looking for REIC in this area.

We consider ourselves rehabbers and had the thought of buying & holding in this changing market, but really have decided that we do not want to be landlords at this point. We have 1 rental with a long-term tenant/future buyer and have completed a second rehab that is now ready to occupy.

We have done these deals using our own cash (HM is very interesting for us but the fact of the matter is...I am very risk averse). The problem is we need to sell the F&C rehab for the capital for the next purchase. My question is...should we get a tenant in and sell it occupied or is it better to just wholesale it empty to another investor for a quick turnover? Or would we be better off going for a retail sale even at today's prices?
