Chelan County Basement Reno

I'm currently in escrow on a 1950's 3b/1b property in Wenatchee, Wa. My big picture goal is to elevate the property to a 4b/3b configuration. I am looking at this as a live in flip/BRRRR. The upper floor of the house is roughly 1250 sq. ft and the unfinished basement doubles that subtracting a 1 car garage.

I am looking to force appreciation by reconfiguring the main floor and adding an additional bathroom.  Planning the basement reno, I am finding it difficult finding egress requirements, and other pro tips, etc. 

Any and all help is appreciated!

some reason I cant tag  Nick  there in the Big W.. but if you put your title Wenatchee  instead of Chelan county I suspect you will get him to respond he works in the architectural industry and I am sure would have some feedback for you
