Thanks @Account Closed for the great tips!  I am pretty sure I will regrade the front yard because I am looking to add a retaining wall to elevate the curb appeal.  Plus, I will already be digging up holes for egress windows to the basement as well.

Hi all!

I'm currently closing on a property in Wenatchee, Wa.  The property is currently located in a 100 yr flood zone and I will be carrying flood insurance.  Before I finish the basement I want to make every effort to seal it.  To the best of my knowledge, the current owners experienced a flash flood about a decade ago and it compromised the basement.  They professionally extracted and remedied the situation, plus added a sump pump.  During the inspection process, no red flags were raised for moisture, etc.  Can you recommend any books on waterproofing basements?  I am looking for some technical direction, however, I understand that some aspects will need to be left to the pros.  Thanks for any and all help!

@Nik Moushon Thanks for the lead on current codes, etc. You just provided me new, "miracle morning," reading material with the Washington State/2018 IRC. Also, I would love to hear your creative ideas on how to work within or around the new STR restrictions.

I'm currently in escrow on a 1950's 3b/1b property in Wenatchee, Wa. My big picture goal is to elevate the property to a 4b/3b configuration. I am looking at this as a live in flip/BRRRR. The upper floor of the house is roughly 1250 sq. ft and the unfinished basement doubles that subtracting a 1 car garage.

I am looking to force appreciation by reconfiguring the main floor and adding an additional bathroom.  Planning the basement reno, I am finding it difficult finding egress requirements, and other pro tips, etc. 

Any and all help is appreciated!
