Hello, I registered about a month ago and am now looking to dip my toe into real estate investing in Jacksonville.  We've lived here for about 6 years and think the city has huge potential.  Looking mainly for multifamily investments that can generate decent cash flow.  I just recently found a four plex that may meet the criteria I'm looking for, but now getting nervous about making an offer!

Excited to use this forum to ask questions as they arise.

@Sean Nesselt welcome! I would suggest asking yourself how much preparation will be enough. Then, write that down. Once you have achieved what you have written, it is time to take the plunge. Good luck!

Also, remember that you will have an inspection period. Use it! Don't wait until day 7 of 10 to get the lights turned on...
