@Travis M. I have been using Sizemore & Associates (https://www.firstcoastcpa.com/) for a few years. Mark Sizemore knows his stuff. His office is local (on St. Augustine Rd). He is an investor himself, and he has given me quite a lot of very helpful insight which has helped me position myself for a more profitable year time and time again.

@Joshua Brian Pruitt those are very attractive numbers. Just make sure that you are accounting for the cost of turning it over once your tenate leaves. Also, I like to make sure that I have multiple exit strategies in case things go south. If you put your rehab budget into each of these, would you be able to get it all back if you need to sell unexpectedly?

Is it within 5 miles of a Super Walmart? They likely did most of the same research about the area that you would need to do.

@Chloe Dawn Murphy this can be an extremely profitable niche to get into. I would recommend looking into John Fedro's podcast called "Mobile Home Investing Lessons", and/or "Mobile Home Park Investors" with Jefferson Lilly and Brad Johnson. These guys are actually doing what you are talking about doing, and will give insight into this asset class.

@Charity Skore I now realize that I should clarify a bit more.

I have seen a few auctions where they are selling a lot that is zoned for a mobile home, but the home is not specifically noted on the courthouse record, and others which specifically describe the mobile home as well as the lot itself. With that said, each of the auctions still say that they are selling the home along with the lot. So, it seems that someone may think they are buying the home, but if the title wasn't surrendered, they would really only be buying the lot under the home.

I'm sure this varies from state to state, but as far as the Jacksonville, Fl area goes (more specifically Clay County), what is the most accurate way to tell if a mobile home has had it's title surrendered? Is it when you see the home described on the deed?

Also, if you buy a mobile home at a foreclosure auction, how do you get ahold of the title if it has not been surrendered? (I feel like this may be a "you don't" type of answer.)
