Newbie wants to invest in Ohio Multifamily

Hello there!  I am a brand new member from Oregon that is looking to invest in income producing properties  in the state of Ohio.  I think I want to stay in the 2-4 unit complexes for the time being.  I have a friend of a friend that has invested around Cleveland, so I guess I would say that I would like to be looking in the Cleveland suburb area or possibly Akron. My friend tells me that an annual rate of return in excess of twelve percent is doable in this area.

I am not an experienced real estate investor, but i have used some of my excess funds to purchase various properties in Oregon.  I currently own a four plex, a single family home, a bare city lot, and about six acres of rural ground.  Of course, I also have a primary residence that I live in.  I am transitioning away from my construction business, and thus I need to invest some of my excess funds.  I would like to start with one or possibly two properties in Ohio, and if it seems like that is working, then acquire more.  The rental properties currently just don't really pencil out in southern Oregon (where I am from) from an investment standpoint, and that is why I am looking at Ohio.

I would really like to be able to get in touch with a good realtor and property management company in the area described in my opening paragraph.  If anybody in the Cleveland/Akron area is experienced and knowledgable in dealing with investors and income producing properties, I would appreciate being able to communicate with you.

Welcome to the site @Todd Carson when looking into Cleveland I recommend checking out The Ultimate Guide to Grading Cleveland Neighborhoods. We have a lot of amazing neighborhoods here in the Cleveland area as well as a lot of terrible neighborhoods & everything in between.
