I would check the HUD statement when you purchased it usually the title company catches that and pro-rates the HOA annual dues on the HUD.

I own about 50 doors in Memphis I started out OOS investing then moved here in 2017. I would be happy to point you in the right direction. 

I bought a house for $1. a tree fell on it and the owner took an insurance claim walked away with some good money and we bought the house for $1.00

Home sale prices were up as well rising 17% in August with an average price of $245,436 for the month compared to August 2020's average home sale price of $210,494.

Glad you reached out I have done some personal BRRRR's in Memphis. Great market and I feel is poised for more growth. I just read some stats from August 2021 from Chandler Reports see below:

Home sale prices were up as well rising 17% in August with an average price of $245,436 for the month compared to August 2020's average home sale price of $210,494.
