Hi, name is Brett and I live in the Dayton Ohio area (Beavercreek). I started very small in rentals about 13 years ago and have stayed that way until now. My wife and I both owned homes , her a single family and I a condo, both in Beavercreek. When we got married we decided instead of moving into either one, we would buy a home (condo) together and rent the other 2 out. It wasn't really well thought out and I would never have bought either one for that purpose now. We stayed with just the 2 rentals until last year. We have had really good experiences as landlords and have been blessed ( after very careful screening) with great tenants. The reality though was that neither of them were great cash flow properties. We basically paid the mortgages and that was it. Last year I came across a bank owned property in Fairborn for what I thought was a good price. We paid $45k , bought new appliances for about $1k and put it on zillow for $725 a month. No other work was needed.  Our phone blew up and  I had it rented in 3 days to a guy that has been a great tenant so far. At the same time we decided to get out from under the single family in Beavercreek. I expected to get maybe $120k for it and I called my realtor and he told with some minor improvements we may get $125 and it would definitely move faster. I ended up putting about $8k in it, doing a majority of the work myself,and my realtor like it so much that he said let's do $135k, I said great. We ended up with multiple offers the first week and sold for 137,900. So with my great skill in these last 2 deals (that was sarcasm, I know I got lucky) , I have been bitten by the bug to buy more rentals as well as trying my hand at a true fix and flip. I just closed on another house in Fairborn last week and am currently fixing it up to rent now. I have recently started listening to the bigger pockets podcast and am hooked on it. Sorry for the long post but I wanted to introduce myself and hopefully start building my network on this site. Thanks.

Welcome to BP.  There is a great community here.  Be sure to network with local Investors in the Dayton area.  There is GDREIA and also a local meetup.  @DarrinCarey runs the local meetup group.  I'm an investor in the Dayton and Montgomery county area.  I have not done much in Greene county but I expect that to change.
