Janelle, My guys name is Steve Anderson. I just called him and he said I could give you his contact info but unfortunately he is out of town until the end of next week on vacation. Hey Brett, great name, I have a few rentals in the Dayton suburbs (Beavercreek and Fairborn) . I have had rentals for about 13 years but the first 11 were more of an accidental rental situation where we just kept old houses when we moved and rented them. Only in the last 2 years have we been looking to buy actual investment properties. Anything we can do to help just let us know.

There is a guy in that area I know named Matt Day . He started not too long ago but he has gone out of his way to help me. I haven't closed a deal with him yet but it's because the deal just wasn't right for me it wasn't for lack of effort on his part. He works through HER Realty

I have had a lot of trouble finding a plumber I want to use twice but lately I have been using Hyatt plumbing out of Fairborn and have been really happy with them so far. Not going to say they are the cheapest but they have been fair and honest so far. For painting I have been using Jason's painting. He is an Air Force guy that does it on the side. Again , not the cheapest but good quality , dependable , reliable.

I was under the impression that multiple credit inquiries in a short period of time from similar lenders, mortgage brokers for instance, would be viewed by the credit reporting agencies as "rate shopping" and the algorithm would not hit your credit the same as applying for multiple credit cards for instance. I could be wrong. If you have a good score it wont matter much anyway. Mine stays just above 800 and then will dip to the 790's when I do a new deal and then within a few months it will be back where it was.

I don't know about loopnet but I do know that a lot of people are surprised by the prices in the dayton area. I would expect that is multiplied by someone from New York. Again , I think that probably had to do with the demand not being as high as it in areas with strong population growth. We lost one of our employment anchors when General Motors pulled out during the crisis but we still have two midsized universities as well as a large Air Force Base. I don't think Dayton will ever be what it was in its heyday but it may be in a better situation than some of the rust belt cities

I think if you are looking at long term buy and hold then Atlanta / the south in general is growing while Dayton/ the rust belt in general are losing population to holding steady at best. I would think Georgia in general would give you a higher probability of future price appreciation. That being said , there are bright points of growth in the Midwest (Columbus) but aside from that I feel that there are great cash flow opportunities in that Dayton market. I currently have rentals in 2 dayton suburbs (Beavercreek and Fairborn) and I will help you any way I can if you decide to come this way. As far as what to do with your cash there are as many points of view on that as there are people. I personally struggle with this because by nature I hate debt but the reality is that the use of leverage will multiply returns(positive or negative). That will come down to your comfort level

I agree it would be easier with apartments. This property is a 3/1 in a large neighborhood of nearly identical housing built in the 50's. I mean Identical as far as floor plans and sizes not as far as quality. I thought I had done good research being that these homes are so similar that it seemed simple. My property has no garage and there are 2 more in the same neighborhood for rent with garages for $75 less than my initial ask and $125 less than I signed for. But, I am not able to see the interiors on them so maybe it is just that the rehab we did was that much more attractive. I would like to ask to see those 2 but I don't know if it would be right to ask for a showing just to see the "competition" with no interest in renting. I don't want to waste peoples time
