I was aware of the syndication option, but I basically am looking to hold these for very extended period of time. Basically until I croak. My understanding is that syndications end after 5-10 yrs. Can you please mention the reasons why a syndication would be better for these purposes?

I have a piece of property that I would like to build out into townhomes (@60) and keep them to rent. I own the land outright and am a contractor. I have the idea of starting a REIT to fund and hold the project with no debt, and to add other properties to the REIT as opportunities arise.

If anyone in the group has formed/managed a REIT in the past/present, please let me know if you would be willing to talk with me about the process/advantages/disadvantages of taking this route.

HI everyone,

I have a situation that has me wanting a bit of clarification. I am buying a group of four townhomes that share walls, Currently they each have their own property id/lot lines through the property appraiser. To combine them using a unity deed costs about 2500$.

My question: If I have the seller combine them am I able to use traditional owner/occupied 30 yr financing, or would the fact that they were once seperate be an issue?

Hi everyone,

I'm looking for the best site to lookup property owners phone numbers from addresses provided in lists. I know Publix uses white pages premium, but their service charges about 10 cents per lookup. Does anyone know of anything cheaper?

Call your local post office about using their bulk mail service. You have to mail a minimum amount, and sort them by zipcode. I am about to do my first mailing and I plan on going the manual route at first.

Hello everyone,

I'd like to introduce myself to the gang. My name is Brian and I'm a Tallahassee Fl. local. My introduction to real estate began early in life as my folks have owned a few fourplexes for over 20 years. I've been turning , showing, and signing leases for the better part of my life. 

Around 2006 I joined my father in a construction company that he started half out of boredom. we would buy small acreage tracts and subdivide, pre-sell a portion of the lots, install roads and utilities, then build homes on the remaining lots that we held.

When the market turned we nearly lost it all, and the only thing that saved the ship was the rentals. This whole experience showed me the explosive potential in development, but the extreme downside to over exposure. while we no longer currently build, we still maintain a commercial construction licence. Seeing the staying power of rentals, I am now finally back in a position to enter the game again and pursue building a collection of small multifamily units.

I've spent the past two months looking for deals, and things have been pretty tight. I recently discovered the Bigger Pockets community, and am excited to begin networking with like minded individuals. If anyone needs advice or has questions about subdividing land for residential development, please don't hesitate to ask.
