Single fam or Multi fam? PA/DE

Hello! I am new to bp! Love to read all the inspiring posts of how people jump into real estate investing ! I am a newb and I feel I am ready to plunge in and make the taxable cash  that we have work for us! We pay so much in Taxes every year that I am ready to invest just     

for that reason alone ! I have been a stay at home mum forever and now kids are big enough that I can go and work ..I am an outdoor enthusiast work part time now as a Teacher naturalist ,I love the job but ofcourse it pays nothing ! If I can make a couple of sound investments that can give me some cash flow then I can keep doing what I love to teach outdoors! I live in PA (close to N Wilmington DE) and looking to invest either in PA or in Delaware ( much lower property taxes!).Still debating between Multi family or Single family !! Any advice ?Are there any real estate investors willing to give any advice ? PA/DE
