I have been looking to find a good multifamily but was having no luck. Then just thought I should look for HUD if I am going for single fams. I found this HUD property which is listed at $65k and it was sold in 2008 for $167K. It's in a newly build townhomes and some of them were sold for around 150-170k in the last few years. It's in super condition..good paint, new appliances. I just saw tear in the corner wall.Deal just got listed 5 days ago.

This is my first investment ever so I am freaking out! I am looking to place all cash offer... am I missing something?? This looks too good to be true! Any suggestions/precautions I need to take while dealing with a HUD home my Realtor looks pretty clueless herself!? I want to put an offer ASAP. Should I get it inspected before putting an offer.. I don't want to waste too much time for the fear of losing it!

Any help is appreciated !

Hello! I am new to bp! Love to read all the inspiring posts of how people jump into real estate investing ! I am a newb and I feel I am ready to plunge in and make the taxable cash  that we have work for us! We pay so much in Taxes every year that I am ready to invest just

for that reason alone ! I have been a stay at home mum forever and now kids are big enough that I can go and work ..I am an outdoor enthusiast work part time now as a Teacher naturalist ,I love the job but ofcourse it pays nothing ! If I can make a couple of sound investments that can give me some cash flow then I can keep doing what I love to teach outdoors! I live in PA (close to N Wilmington DE) and looking to invest either in PA or in Delaware ( much lower property taxes!).Still debating between Multi family or Single family !! Any advice ?Are there any real estate investors willing to give any advice ? PA/DE

Looking for any local investor groups too. Thanks in advance

Hello I am a newbie with a goal to own my first multi unit rental this year! I live inGarnet Valley PA.Can some one recommend a real estate agent who is experienced in investment properties.I have contacted two top agents so far and feel like they don't have any time or urgency for my need ! If they take more than 4 days to even send me listings they are too 'busy' to get my business ! Also lookin to join a investment group in the area ! Thanks in advance
