New investor seeking real estate advice

I am starting to back into real estate investing after a long seven year layoff and recently I purchased my primary residence. I was able to purchase it with only 5% down as a 1st time buyer since I haven't owned any real estate in over three years. It has equity between $80K to $120K depending on how extravagant I go with upgrades and it could be considered a light fixer. I would like to obtain several more properties very soon, but I am cash strapped. I'm thinking about cashing out my annuity to purchase cash flow real estate properties. The downside is I will have to forfeit $6500 of the balance. My credit score is above 720. I would also consider joint ventures to get started as well. Does anyone have any suggestions?

    I would start with the bigger pockets book " buying with low and no money down". Great a place as any to start.  What are your strong points? You could exchange your footwork for an investory or Joint Venture partner to provide the funding. Could easily be a win/win partnership
