After two years of researching, listening to BP podcasts, many trips to the library, making countless spreadsheet tools for analysis, untold amount of time in thought, finally made our first offer on an investment property.  How does it feel?  LIBERATING!

You rock!!  Rolling Stones gather no moss so keep rolling...searching offering... considering multiple exit strategies for the most flexibility.

Good for you Jeff!  Congrats on moving from a sideliner to an investor!

It takes courage to make the jump, but keep it up and soon you'll be an expert at it.  As I have talked to people about real estate investing, I find that the biggest hurdle that most people have is fear.  But, the fact that others cannot get beyond their fear puts you in a position to succeed where others can only dream!

I want  to personally say congratulations to you. I've been trying to work the business for a few months now and haven't done my first deal yet, but as I read your post it give me more motivation to keep at it. I wish you the best of luck, and I'll see you at the top!!!

Nice!  It's always scary signing that first deal, but it does get easier with time!  :)  Keep in mind, you might get discouraged during this time.  That's perfectly normal.  We've all gotten discouraged from time to time.  It passes.  Just keep focused on your goals, the math involved, and you'll be well on your way to those goals!  Congratulations!

Thanks so much for the positive comments!  Not 5 minutes after we placed our offer another offer was made, we stuck to our guns though and unfortunately lost the deal.  Won't lie, was pretty bummed about it, but felt better after reading your encouraging feedback.  Thanks all!
