Post: STR Maui -Realist to make a profit?

I've been interested in STR in Maui for quite some time. So many people have told me that it won't cash flow and is incredibly hard to find one I can legally rent as a STR.

Has anyone been successful doing this? How is the market on Maui looking? I’m most interested in the Kihei/Wailea area.

I heard Brandon Turner say his makes $5k a month but not sure what the actual cash flow is after expenses. Does anyone have the link to his listing?

I've been investing in SFH for the past 10 years and recently got an offer accepted on my first commercial property. It's a NNN in Louisiana.

From lenders we have spoke with we have only been offered 5 year fixed loans that move to variable. My question is, do any lenders provide fully fixed loans on commercial properties? Is it possible to do an SBA loan?

Hello, I've been investing in SFH for the past 10 years. I'm looking to diversify with a NNN. As a newbie to commercial real estate I was looking for some guidance. What type of cap rate would currently be considered average? What is a good rate? What sort of questions should I be asking?

@Mike Neubauer @Mark Waite I currently own and manage a vacation rental about 2 1/2hrs from my house. I work with a cleaning crew who has a maintenance man in case I have any emergencies. This saves me 27% in management fees. Do you think this can successfully be done on Maui?

@Jeff Graves @Jeremy Baker  I know this post is a bit old but I would love any knowledge you might be able to share on the Maui vacation rental market. I absolutely love Maui and am very interested in owning a vacation rental there. I currently own and manage a vacation rental here in California.

I have only stayed in  the Kaanapali / Lahaina area and like the access to good restaurants and shops there. However, I am very open to other areas if they have potential for a better return on investment. 

I have heard in Hawaii that many places can not be turned into a short term rental. Is this true on Maui? Am I able to get a good enough deal on a condo that it would cover all the expenses (some of the hoa’s seem very high) and actually make money? 

I would appreciate and thoughts or tips you may have!

@Account Closed like I mentioned in my previous post, when I sold my last property I did find quite a bit of value in my realtor. She was smart, hard working and knew the market. Unfortunately, prior to working with her our buying agent was awful. Perhaps, if we had had our selling agent at that point I wouldn’t even have posed the original question.  You seem to love what you do and are very educated so I’m sure your clients see your value.

However, having mls & property access as well as saving a significant amount of money is certainly worth considering.

@Blair Poelman thanks for the thoughts! In California, it is legal to double side a deal and when we sold our last place that’s exactly how it worked out for our agent. I’m sure that is more rare and I wouldn’t expect that though. She was great and did add value but not $50k worth of value. In Los Angeles, a million dollar “tear down” is not uncommon. So yes, just one side of the commission could practically buy a home in Ohio.
