Hello Folks. I am semi retired and new to REI. My background is in Accounting/Finance and Communications (electronic media specifically radio) I read a lot of literature on the topic and attended countless Webinars. However, after all this, I'm still a bit unsure of how to start the investing process. I look forward to working with you to accomplish the goals I have set for myself, and also to help other members accomplish theirs. I will post a picture during the coming week. As a Rehabber and regular buyer in Palm Bay I can tell you what we are looking for. We are looking for private deals that are accurately calculated for arv. Most wholesalers over estimate arv and underestimate repairs. The stuff on the MLS HUD and HUBZU has already been looked over by every rehabber out here. The private deal is where its at.

If you are looking for an OUTSTANDING Realtor that knows his stuff, @Scott Schuetz is the man you want to be working with....we've known him for a few years now and being an investor himself is a plus so he will be able to help you out.

I agree with @Charles Borrelli - private deals and private sellers are the way to go, but I disagree that there are no good deals on the MLS or HUD/Hubzu. I still find some good deals on there myself and I have even successfully wholesaled some deals from HUD recently, not very common but it is possible. I do have to say that he is correct, most wholesalers do not have the right ARV or repair estimate, that's why it's important for YOU to know your numbers.
