Hello Folks. I am semi retired and new to REI. My background is in Accounting/Finance and Communications (electronic media specifically radio) I read a lot of literature on the topic and attended countless Webinars. However, after all this, I'm still a bit unsure of how to start the investing process. I look forward to working with you to accomplish the goals I have set for myself, and also to help other members accomplish theirs. I will post a picture during the coming week. It feels good to be here, and I wish you all continued success.

Hey mate Bert Wharwood welcome to BiggerPockets :)

I'm a local down here 10mins away in Melbourne and would love to help with any and all of your questions. I'm a RE agent and wholesaler, building up capital and then looking to move into Buy & Hold + Whole-tailing.

As a Rehabber and regular buyer in Palm Bay I can tell you what we are looking for. We are looking for private deals that are accurately calculated for arv. Most wholesalers over estimate arv and underestimate repairs. The stuff on the MLS HUD and HUBZU has already been looked over by every rehabber out here. The private deal is where its at.

Paul thanks. I'm halfway through "The Ultimate Beginner's Guide" and browsing several others. I'm planning to locate and visit a few REI groups in the area to network with the folks there. Thanks again for your warm welcome. Best wishes for your continued success.

Bert.

@Bert Wharwood - Welcome to the family!  Both the BP Family and the Palm Bay/Melbourne family :)  My husband and I are in the Palm Bay area and host a meeting the second and fourth Mondays of the month in Palm Bay.  Send me a message with your email address if you are interested and I'll add you to our list.

If you are looking for an OUTSTANDING Realtor that knows his stuff, @Scott Schuetz is the man you want to be working with....we've known him for a few years now and being an investor himself is a plus so he will be able to help you out.

I agree with @Charles Borrelli - private deals and private sellers are the way to go, but I disagree that there are no good deals on the MLS or HUD/Hubzu. I still find some good deals on there myself and I have even successfully wholesaled some deals from HUD recently, not very common but it is possible. I do have to say that he is correct, most wholesalers do not have the right ARV or repair estimate, that's why it's important for YOU to know your numbers.

Just wanted to chime in!  Let us know if we can help in any way :)

Scott/Priscilla, thanks for the warm welcome.  I'm planning on wholesaling and flips.  I'll be in touch later in the week.

Best wishes to both of you.

Bert.

Our Brokerage is living proof that there are still great deals available from HUD. We work with a network of investors from as far away as Norway that regularly purchase from HUD and then either wholesale or rehab.

We have automated the process for them and supply a weekly spreadsheet of listed properties.

If we can help... just contact me.
