Post: Using VA's for lead generation?

I see there are some VA services that do lead generation and cold calling. Has anyone had luck with this and can anyone recommend a good firm to work with?

Palm Bay  or anywhere in Brevard county has been very undervalued for some time. Its Aerospace and space industry has been steadily growing. The coronavirus actually increased the price of housing.  It seems to be a bit of a silicon valley as engineering talent has steadily moved in for the past decade. The addition of Supersonic's new aircraft plant in Melbourne should be another boost for the county adding 700 new high paying jobs at the plant alone. Then there will be lots of support industry and parts suppliers in the area. Melbourne and the beaches are pretty much built out so a lot of those people will want to live in Palm Bay and Viera. I have flipped about 50 homes in Brevard and done buy and holds as well. Investing may be more competitive then you think but there is. Let us know if you need info as we do wholesale properties here and do have a brokerage here as well. Good luck

I had been interested in Real estate most of my life. In my younger days Just after leaving the Marines I read "Nothing Down" and Carlton sheets materials but lacked the confidence in Early 20's to do much other then get a RE license. I dabbled a bit before the 08 Crash and made some off of flips but about 7 years ago I got serious. I retired from 25 years of nursing and began to do this full time with my wife Sue. Sue is a RE Broker now as well. I had done about 40 full rehab's and I always wanted to scale my business but what I found was that I was on an endless "Hamster Wheel" and I  knew I had to do something to break this cycle. I never believed in Guru's and still don't, but I went out seeking mentor and bumped into Greg Dickerson here on Bigger Pockets. Whenever you pay a coach (I at least for me) You just hope you didn't just get taken. But nothing could be further from the truth and I had no Idea of the value I was getting. 10 Days after working with Greg he saved me twice what I paid him on a single transaction. Greg was able to dial right in on what was holding us back. I took some things on faith and made more changes and immediately we started growing again. Since I working with him I have stopped the endless cycle of buying from wholesalers and built my own lead systems. 2 days ago I got a contract that will make me 10-20 times what I paid my mentor just a few months back, and I sit on the top of the search engines like the companies that we used to buy from. It is the best investment I ever made in my business. It has been a great experience. I can see huge growth in my company for the first time in years and a Greg is becoming a good friend as well. My wife and I have been doing fix and flip and a few BRRR deals over the past 6 years in Brevard County FL. Around 37 deals total. My wife Sue is a Real estate Broker. I have been our project manager and business manager. We are considering finding a mentor to help advance us to a new level. Any suggestions?

If you do not have a RE license you run the risk of getting charged flipping a contract. A bunch of guru's will tell you that you are just selling equitable interest because they want to sell you a bunch of classes. But I guarantee you that if the State wants to fine you for it "equitable interest" is not going to cut it. And you will pay a fine or pay a bunch of legal fees.  Double close is a lot safer.

Does anyone know any brokerages that are designed primarily for investor agents? Any state. Just doing research.

There are some states where wholesaling is "illegal", such as Ohio, but Florida is not one of them.

As far as places like Ohio are concerned, the way I understand it, they don't want you to "assign" the contract. However, there's nothing stopping someone from double closing, where they actually buy the property, even if only for 5 minutes, then turn around and sell it to an investor.

But here in Florida you're cool.

You might get harassed for bandit signs, but that's about it.

The problem with the double closing is you have to market the property before you own it. That is transaction brokering and if they catch you, you'll be prosecuted for it. FL was not doing much when the author wrote it but it is not the case anymore. Call the RE commission if you doubt this

Florida is definitely starting to go after wholesalers and they are following up on reports. Wholesaling without a Real estate sales license is a crime. It is transaction brokering.  Most  wholesalers use double close in order to imply an actual purchase but the RE commission doesn't really buy it anymore. Assigning a contract without a license is just plain foolish. If you don't believe this simply call the RE commission and they will tell you the same thing. When you are licensed and perform this function it has to be very clearly disclosed and all parties need to agree. 

Have 1 complete fix and flip project and one nearly done but need to pull some equity out quickly so I have a few months to sell them. Both have hard money loans on them now about 50% LTV at current. Can anyone recommend a company to work with on this?
