Hello.  I stumbled upon the Podcast today and really enjoyed it.  I have had my real estate license in Washington State, where I started as a receptionist in Seattle at a property management and commercial real estate company. I worked up to being a commercial real estate assistant and my interest in real estate grew.  Then I received my real estate license in Florida where I was a Property Manager. Now, I'm currently licensed in Colorado working as an Agent.  Never a dull day in Real Estate!  Looking forward to learning more.

    Holly Allen hi Holly, welcome to BP! I'm also a newbie but loving this community so far. I'm looking at investing out of state (I live in CA) and have been interested in Colorado for a while but feel like I've missed the bus on it. Would you mind sharing your thoughts on condo prices and the current condo rental market in your area? Is there a high demand for a certain type of property? Any tips would be much appreciated. Maybe we could work on something. Thanks so much!

    Hi Holly,

    It seems from your post that you have tried various different things trying to discover what you like.

    Are you planning on staying in Colorado now? Have you decided on SFR or commercial for your career? Sales or leasing?

    Long term results come from stability and a clear focus on a particular path. It's common the first year in the business to try out a few things. Become a specialist and not a generalist. Generalist compete on price for services. Specialists have increased demand and can choose who they want to work with and are sought out as the best in their field.

    Locate and attend 3 different local REIA club meetings great place to meet people gather resources and info. Here you will meet wholesalers who provide deals and rehabbers (cash buyers). Find them through Google and meetup.com

    Two Great reads, I bought both J. Scott The Book on Flipping Houses, The Book on Estimating ReHab Costs http://www.biggerpockets.com/flippingbook

    Consider checking out HUD homes for small multi's owner occupied gets first crack.

    You might consider Niche or Specialized Housing like student housing. Rents can be 2-4 times more. Remember you don't have to own a property to control it.

    @Sophie P. I'm located in Northern CO.  There is a high demand for everything here.  They can't build fast enough to keep up with the population expanding so rapidly.  Condos and single family homes under $300,000 are gone the same day. It's still a great time to invest.  They are starting to connect the west side of the front range (Fort Collins and Loveland) to the east (Greeley/Windsor)  that was previously separated by farm land.  My tip would be invest in the eastern section if you plan to hold it for a little bit.  Prices are still pretty low their but increasing daily.  Feel free to contact me would love to help out in any way :)

    @Joel Owens thanks for posting that. I am planning on staying in Colorado, we love it here.  As for your question and comment about focus.  I have been contemplating this question for a while now.  And my end goal has always been to work with investors on smaller residential type properties (50-).  I've always loved working with the numbers and finding the best deals.  Excited to say that will be my focus going forward.  Thanks for helping me realize I need to decide that sooner rather than later!

    @Holly Baum welcome. Your plan should be to hold onto a few of those good deals you find. Agency is a good job but wealth comes from Real Estate. Let some of that stick with you. Take some funds from a good month and good years and hold onto a few. You won't be sorry.

    Hey @Holly Baum it sounds like you are on the right track with your learning progress and goals. are you interested in getting into fix and flips or rentals?

    I have experience doing both around Colorado and depending on your goals they can both get you where you want to be financially.

    Keep learning before you decide what you want to do. The Investor side of real estate is a lot different than the agent side and theres no use in deciding before you have all the information. I would recommend reading the ABC's of real estate investing as well as Millionaire real estate investor to help you decide. If flipping becomes your main thing I would be more than happy to offer my advice in that arena.

    Hello Holly!

    I am a wholesaler wholesaling national auction properties in CO. I need an agent to help with comps and ARV. Can you help me with this? Also viewing the homes with a provided access code, would help in marketing these properties accurately. The buyers pay a commission of 2.5-3%.

    @Mary Ann Wallace where the property is located is important because while agents are licensed by the state and so can practice anywhere in the state, the board of Realtors controls the MLS which is where properties are listed. The agent listing must be a member of the board where the property is located. Sure an agent can buy membership in any board but it's really easier if you use an agent already a member of the area where the property is.

    @Bill S. is absolutely correct - his MLS and market is totally different from my MLS and market. And the mountain towns are another animal as well. Find a "local" person...
