Hey everyone, My name is Tom Johnson from Indianapolis, Indiana and I am getting started through the same path it looks that most beginners follow, Wholesale to rehab and/or buy and hold. Also as with others, this is something part time for now (as I have a full time job) that I plan to build to a full time business. I have registered with the CIREIA and plan to be at the meeting Tuesday night. I look forward to interacting and learning from all of you on this great platform.

I have my first SFR under contract, but I see now I was overly sympathetic to the sellers situation and offered to high to make it a good wholesale deal. Learn from our mistakes and move forward. I am always open to any advice and or criticism and would love to find a local mentor if anyone knows of anyone in the Indianapolis area that would care to take the time.

Welcome @Tom Johnson!

You might want to check out INREIA tomorrow instead.  Both meeting are good but INREIA is a small, more active group.

Also, be sure to check out meetup.com and sign up for a couple meetings on there as well.

As you have found out, you can not make the sellers problems YOUR problems!

Can you back out of the deal? [if it's really not a good one].

I'll be glad to look at the numbers for you.  Please send them to my email - see my profile.

In the mean time:

- it's always good to see another Hoosier utilizing this great site!

Of course, you need to read The Ultimate Beginners Guide to REI here on BP

If you haven’t already, please read/listen to these books ASAP!
