I'd want some verification on the rent there. I was checking out a SFR the other day that was rented out for $600/mth. Yeah, it was rented, but tenant wasn't paying. They paid the first month to get in and that was it. No way that house was going to rent to anyone legit for that price. If they are anxious to sell an $1100 month cashflow for that price that could be why.

Sweet, nice work. Was the one in Muncie a turnkey?

I have to second the Clarksville area. I lived there for several years . It is a nice area and an easy drive just across the river from Louisville. When I lived there about 6 years ago there was just one bridge to get across downtown so traffic could backup a bit during rush hour, but they just put in a second and should really alleviate that.
