Are wholesale contracts specific to each state?

I am a very passionate person when I put my mind into something.  Wholesaling is something that I would love to do.  I've been reading books, watching videos and even going to these seminars that pitch their "mastery course".  I would like to start wholesaling A.S.A.P, but I don't know where to start.  How to create a buyers list.  What contract to present.

Real estate laws vary between state to state, so yes some states will require certain things in their contract another might not. I would recommend either hooking up with another local wholesaler in your market at your REI meetings and seeing if they will let you use their contract or pay a lawyer to draw you one up.

Also, buyers list aren't near as important as beginning wholesalers believe. You can easily find a buyer if you have a true deal. They are at cash auctions around town, local REI meetings, craigslist, everywhere... You will eventually only wholesale to a handful of people tops. I have about 3 buyers who buy 90% of my deals. Just grow your buyers list organically and as it comes.
