I thought so as well Russell Brazil. It's already twice that this particular agent has tried doing this to me.  I shouldn't have to pay and broker's fee unless there is a deal in place.

I was just wondering, I have an agent working with a broker firm and she wants me to sign this buyer broker agreement. And the broker fee up front of $500. They claim that I would be able to shadow someone to learn the business. Also, they would put an EMD into escrow for me and hold it. A lot of weird things going on that I really don't understand. Can someone help me out with this?

Hey guys,

I need some input on making offers on REO from MLS and also how t put an offer on something that is Lender owned and not yet on the MLS. I was told that make a %50-60 offer on a foreclosure is unrealistic and it's probably a long shot. I haven't put out my first offer yet but I want to make sure that I'm ready for the battle when I do!

See the problem is that I'm not a realtor yet.  So that's why I wanted to know more before I put myself in deep waters. I know that Maryland can be tricky and that's why as someone that's not a realtor, I don't think I have the advantage on this one.

Hey guys I wanted to know what strategies you guys have for finding REO's. I usually look at the State Land Records and combine that with Department of Assessments and Taxation. I've been successful but it's a lot of work. Do you guys have an easier way?

yeah that's what i'm afraid of.  I may be losing out on deals.  Do I have to be a Realtor to use a MAR contract?

Do I have to use a MAR (Maryland Association of Realtors) Contract? Or can I make my own contract? I'm curious because I joined a local REIA and they wanted me to use a MAR contract. I really need help on this guys.

On the flip side, most of Rich Dad's books are very motivating.  They're good for Pep Talks when your feeling down about the business.

Don't do it, Fortune Builders are not going to give you anything until you purchase their "Mastery Program. Cut the gurus out of the picture and go to your local REIA and get information from them. Most of the time they will even help you with buyers lists, and even jump in with you on deals. Save your money and go to your local REIA!!!! How is someone that doesn't live in your State going to tell you the market in your state????

I was looking at putting an offer on a house that has Asbestos shingles.  Would this be a wise choice? I don't know how much approximately it would be to get the roof abated.  And afterwards being able to make a profit out of it.
