Hey, Good evening,

I am a new investor in real estate. I do not own any properties at this time but looking to obtain as much information as possible right now. I have attended seminars and am currently enrolled on a online class with WCI. If anybody has tips or stories on how they obtained your first house on a low budget please share!!

    Ryan Gettelfinger you are going to learn a ton just from BP alone. Stay away from those seminars. You can get it all right here buddy. Start networking and find someone to mentor you that you are comfortable with. A new investor is an easy target. Meeting the right people and finding the right market will help minimize your risk. Feel free to contact me with any questions. I am fairly new as well and like to "pay it forward" like others did for me in the beginning.

    Welcome. 

    Locate and attend 3 different local REIA club meetings great place to meet people gather resources and info. Here you will meet wholesalers who provide deals and rehabbers (cash buyers). Find them through Google and meetup.com

    Consider checking out HUD homes for small multi's owner occupied gets first crack.

    You came to the right place to gather information.  Lots of different views and strategies.   The first purchase is not really as important to have a big game plan but if you find yourself shopping for another, you might want to write down your short and long term goals.  In Lexington I found that town homes were pretty cheap and I could get good rent returns.  Much better than a house.  The great advantage about a sfh (single family home). Is if you want to sell it.  You have a very big market.  Multi family homes are good but cost more.  I purchased a duplex once.  Moved in one side and rented the other.  Was great way to subsidize your living expense.  Just some things to think about.  Good luck
