I second Property Management of Louisville. I have gone through the transition of handing my management duties to them this month and they have done a satisfactory job so far.

Very interesting video. This is all new information to me but it sounds like the huge boom we have seen in Real Estate the last few years can be partially contributed to the QE of the government after the 2008 crash. 

Stick with me here, in 2008 the housing market is defective and filled with under performing mortgage backed securities. Instead of letting the market correct itself naturally with loses, the government does the opposite by injecting cash into the sector and removing all the bad debt from the situation. 

Without the natural balance of loses that should of been incurred in 2008 the market gets more robust and causes inflation. The value of the dollar is now less valuable in housing the market causing everyone's housing cost to be increased. And all this happening while other sectors are not seeing the same effect because they weren't bailed out by the government at the same time.

Interesting feedback, I have not considered negotiating additional terms due to low credit score but if I don’t get a qualified tenant soon I’m going to do that.

Hey All,

What's your thoughts on a minimum credit score for tenants?

The 3 bed 1 bath SFH we have available for rent has a credit score minimum of 600. So far from speaking 20+ applicants the credit score issue seems to be constant issue. Most make enough income but have a credit score around 550.

I'm interested to hear your opinion. Are my standards to high to be asking for 600 credit score?

My piece of advice is to not to give too much thought on what a contractor thinks. They are in the contracting business and not the investing business. Please do take their thoughts and comments in consideration but do not loose sleep over it. Do what you feels is right and learn from your mistakes.

As every experience real estate investor knows getting quality leads is the life line of your Real Estate Business. It doesn't matter if your Wholesaling, Flipping, Holding or etc.. YOU NEED QUALITY LEADS. They provide the opportunity to execute on deals and pursue whatever exit route best suits your business. Without them you aren't doing deals or worse you are doing bad ones.

Now I am no expert on acquiring leads but I am committed to learning. So I'm calling for HELPPPPPP from experienced marketers and lead generation experts by opening up about a recent direct mailing campaign of mine with hopes you can tell me if it's time to pivot, quit, or persist with this list/campaign.

List: Probate & Pre-Probate Leads provided by Foreclosuredaily.com on a weekly basis. (Pre-probate: Recorded deaths with a record of ownership to property. Not guaranteed probate but highly likely.)

Mail Piece: Little Yellow letters, handwritten look, Normal Verbiage: I'm Ryan & I am interested in your property, we buy with cash, close quick etc... etc... etc....

Frequency:  New Letters sent every week. Repeat Mailings go out one month from the first mailing and continue to be sent a new letter for 3 full months. Before pausing for the 4th month then sending last mail piece on the 5th.

Amount: We send to roughly 40-50 new leads each week.

We are now in the third month of this campaign and a lot of the first initial leads are receiving their 3rd mailing piece and we are having no response to the campaign. What do you think? Is it time to quit this campaign and find a new one or continue and keep sending?

Do not rely on your gut feelings when investing. Instead have clear cut criteria of what makes a good deal for you. This will often have to be shaped over time with experience and clarity but as you progress in your journey clearly define what your target numbers will be.

@David Heath Ah yes that’s correct, I often forget about the infrastructure issues they have in Charlestown. It would be nice for them to turn it around because of the amount of opportunity out there 

@Rob Bergeron I agree, Jeffersonville is a great market rn but the deals are few and far between. I’m curious to see what this fall/winter offers now that the summer buying frenzy is slowing down
