Even better if a value add basement or garage guest quarter for you to live in. While renting the larger out. There are many angles.  Although you are a new investor, you actually have more and better options than seasoned investors.

Id they need a second parking spot , rent that to them also. But I would keep for a work shop if your doing value add to the house.

Thankyou for the advice guys. I know only carpentry, but I have friends who are electricians and plumbers as well. My only concern with renting it out room by room in Philadelphia is my safety as my roommates could be psychopaths. I know this is what screening a tenant is for, but still can be a bit sketchy. I will consider taking this route though especially if I can’t find a duplex in my budget.

I have been a Union carpenter for four years now and enjoy working physical labor. I would like to put my money to work instead of shoveling my money into the bank (mortgage) or to a landlord (renting). I currently am living in an apartment in Philadelphia and I would like to put my money to better use. I am looking for a duplex outside of the city to live around less people (and avoid unnecessary parking tickets haha). I am open to any advice and my current struggle is finding a duplex in my budget. I am willing to use strategies using a single family home (as there are more single families on the market at my budget), if anyone has any options for me I would appreciate an experienced investors input. Thankyou!
