Newly licensed Realtor!

Hi Everyone!

I'm a newly licensed realtor in Cleveland, Ohio.  I've been studying Wholesale Real Estate for a while and I'm ready but still have some questions.  Driving for dollars and found so many properties I have gotten comps and calculated max investor costs.  Im stuck with how to present offers to investors, is there a template?  Thanks @Lamontay Garrett for the PO letter, it was great! Simple and straight to the point.  Any advice would be greatly appreciated.  Thanks and hope to see you all at the TOP!

I found as a licensed realtor I’d rather leave the wholesaling to the wholesalers and either buy the properties myself or list them for sale. Go out and kill it no matter what you decide.
