Anyone has used the Down Payment Assistance Arizona Program? Pros and Cons?

P.S I have $30k but wondering about this program

I've never used one but I'm pretty sure you can't use them for investment property purchases.  And they usually require you to live in the property for a minimum number of years to actually get back the full assist amount (they hold an additional lien on the property).  Sometimes 3+ years
