Hi !

I am doing my first House Hack in Phoenix, AZ - Renting out 2 rooms. What type of Homeowners Insurance do you suggest for this set up? I will have the tenants have Renters Insurance. Would a regular single family dwelling unit suffice or ??

@Sergio Michel thanks so much for your thorough response!! When you say don’t take guarantees from your real estate agent, what exactly do you mean?

Because I had said I was waiting on getting pre approved first because I thought I’d have 10 days window to shop all lenders without my credit being pulled and he said don’t worry about that, just go with a Mortgage Broker and they would shop for you and your credit would only be pulled once. Is this true ?

Thanks so much for your thorough response! I hear you on the house +ADU strategy, deff understand that's my best approach.

Are these that you're seeing have the ADU already built or are clients finding properties where this option is available to built ? Also, would you have any tips on how , where to look for for this sort of property set up?

Looking for ideally a duplex to house hack, but the prices for those deals are ridiculous at the moment and since I'll be living in it, I'm not prepared to live in a C- neighborhood. So I am also open for a SFH with some kind of value add potential. With a detached garage, workshop space, basement or ADU ect - something I could turn into an extra room or at least into additional equity.
