Does this require your employer to setup the plan?  Or are you self employed and were able to set it up for yourself?  Do these plans have a minimum # employees requirement?  I'm co-owner of a small 2 man software dev shop.  We had to shop around for a minute just to find a place that would give us a "company" 401K plan since we're so small. So was just curious if this was even feasible for us in the future

There are different Nest models.  I know my Nest-E does NOT have this function while my regular Nest does.  Just fyi

Does VRBO allow reviews like that?  Wonder if you reported it if they'd remove it.

Also be aware that HELOCS are almost always adjustable rate. I got one in 2019 at 4%, today it’s at 8.5%. But my numbers still work so it’s ok. 

I always get a photo of their ID, I've only had one person push back in 3 years.  I reminded them they couldn't check into a hotel without an ID... they agreed and provided it lol

 Is this any different than hard money lending?

I use these in my rentals, they're great.  Just make sure you don't get the Google OS version, you want the Roku OS version only.

@Henry T.  The sound is mediocre but that's how all thin tvs are nowadays.  If you want bass you need a soundbar or receiver & speakers setup.

 Were you using 2FA via text messages or with an authenticator app?  Text message method is easily hacked via social engineering, authenticator app method very difficult.

Check your water heater too, sediment can/will settle at the bottom, can get stirred up, and then come out of the faucets. I had a similar issue and after changing the 10+ year old water heater out, water cleared up. To check water heater I drained it, removed the bottom heating element and stuck a flashlight in there, it was pretty gnarly.

Most places I've lived have been no more than 5 unrelated people. Never seen it as low as 3. Sounds like a rule that would be very hard to be enforced unless someone complained because of parking or noise,etc.

Thankfully she didn't give up her address. I felt bad for the girl. She was young, early 20s I'm guessing. Was all proud about getting her feet wet with her first deal. She got nervous and deflated pretty quick.


She wouldn't have to give up her address, ownership is public record in AZ. As a realtor, she could look up her properties in 30 seconds via MLS -> Monsoon tax system. But doubt she'll follow up
