Tempe, Mesa Neighborhood Advice Needed

I am trying to buy my 1st investment house in Tempe/Mesa area. Looking into SFH. Have questions about neighborhoods both in Tempe and Mesa. I understand it is huge area as such but are there neighborhoods that I should strictly avoid. I am looking this to a long term rental like atleast 1 year lease kind of property to begin with but I am open to options.

Also if you are interested about areas, you can go on trulia and check out crime to see if the property your interested in is in a high crime area or not :)
