Local to California. I have one  rental property in AZ and we are thinking to get another one in AZ too. My question is with current rate it may not make much sense however we are not sure if we can manage two different properties in two differents states. Please provide some perspective or you have properties in AZ recommend if it still making sense to get one more.

We acquire a property with already a tenant in it. The lease is up since May end and we are supposed to make a new lease. Is there any rent cap that we are supposed to follow? Rent is way below the current market rent and since it is a new landlord and new lease agreement, can increase the rent as per the current market rent. Please advice.

Looking into option of converting a long term rental into a STR property. What are rules/ restriction I need to keep in mind or follow. Are there any processes/application/permit I will need to apply for? Please guide.

I got the quote of 9800+ for replace 1 unit 3 Ton Carrier unit with heat pump.

Is this quote reasonable? Please advice

Anyone doing furnished finder mid-term rental (3 to 6 months) in Sacramento county (Citrus Height area). Target two major hospitals. Please advise on how it is performing etc. 

I am getting an investment property that already has tenants in place. From the house tour, it looked like the tenant has maintained the house very well almost like a staged house. The lease is through May 2022. Are there any specific things I need to worry about or I should look for? Please advice. Also, I want to understand California laws for Lease Increase/Rent Cap and Tenant eviction. 

So far I am thinking to keep a current tenant in place and then maybe house hack but still not sure. Any thoughts please share. Thank you in advance. 

I am looking into getting a property in Sacramento Region and converting it into Mid Term rental (3 to 6 month furnished rental for business/travel nurses). Does anyone have Mid Term Rental in this region, needed some insights on how it performing? Any challenging and even if this is a good idea or is it too much negative cash flow.
