This is a great place to do it. Thats how I got into real estate 7 years ago and now have over 12k in passive income and a portfolio of houses, manufactured homes, and multi family homes. I hope you get your first investment soon!

Also check out assumable loans, that might still be a good option in east and west side to get into something newer and with lower rates without shelling out too much cash.

What I do to decide if I am going to remodel/update the property is pull a list of rentals with in a mile and see what they are renting for un remodeled vs remodeled or partially remodeled to see if it makes sense to put more money into the property. I am not going to invest 20k to get $100 extra per month. Make sense?

Another thing I do is market all properties on Facebook market place. Most of my tenants have come from here and then Ill send them to the Zillow link to fill out their application.

Hey Jeremy! I have a few MF homes near 24th st and Van Buren and have had pretty great tenants over the years. Can you tell me what part of phoenix it is and what the building condition is? Id be happy to look at some more details with you. 

When we bought ours we had to kick out all kinds of problem tenants, but we remodeled them nicely and are very strict on the type of tenants we allow so everyone feels safe and comfortable living there. They are 2 bedrooms units though and typically does attract different tenants than 1 bedroom units do. That is one of the reasons I refuse to buy 1 bedroom properties.

There is another option to look at assumable loans here in AZ and see if you can get into a lower interest rate.

What are you looking for? There are lots of options for assumable loans in the outskirts that might be worth looking into
