PCB Condo - Best number of beds/baths for the biggest ROI

We are looking to buy a condo in PCB. We can not get set on the number of bed rooms that will allow the biggest ROI, 2 bed with bunks outside of the bed rooms vs 3 bed with bunks outside of the bed rooms. Any feedback would be great.

    It's pretty easy to find out.

    Open Excel and start putting data in based on similar properties on Vrbo and Airbnb. Look at occupancy and rates. Compare a handful of different 2 and 3 bedroom. Also just search by sleeping capacity. See if the sleeping capacity from a 2 bedroom could equal same sleeping capacity but in a 3 bedroom. My guess is that more bedrooms is going to outperform most 2 bedrooms if everything else is equal.
