Short term rental / air bnb / desert hot springs / Joshua tree

Hello,

I have been looking to invest into a STR property.

I have my eyes on some property in Florida, Tennessee and Arizona so far.

Since I live in LA, a place couple hours from where I live would be ideal so I’m also considering the Joshua tree and the Desert hot springs area.

My concern with the desert is that this market looks already saturated with STR and I'm worried the property would not rent often enough to cover my expenses or cash flow.

If anybody could share any tips, recommandation and preferred location that are performing well that would be great.
