If anyone is interested, I have a property listed for sale in Smartsville that the numbers are pretty good on.  $550k asking price, negotiable.  Market rents are around $2500 for House 1 and $2300 for House 2 (both are 4 bedroom on acreage).  A little tricky to finance since they are manufactured.  They are also both just over the County line in Yuba County where there are virtually no short-term rental restrictions (we were Airbnb'ing the larger house for a while and averaging $4-5k per month).

 May or may not.  Offering it for rent for less than 7 days in some areas will run you issues in many places.  In other places, they can request signed guest signed contracts.  In some places they may literally knock on your door and ask the guests how long they are staying, if there was a complaint.  Your results may vary with this strategy.

If we have a same-day turn, no late checkout, and the cleaners are entering the home 15 minutes past checkout time whether people are in the home or not.

If we do not have a same-day turn, we will gran an hour or two late checkout for free.  We only grant this the day before checkout, to make sure no last minute bookings, and make sure the guests aren't going to be a problem.  The last thing you want to do is have granted a late checkout to a guest that was causing noise problems earlier in their trip.

We also offer paid late checkout of 8PM (and block that day for being booked) for approx. 75% of an additional night's rate (excluding any taxes or fees) if calendar allows it.

I'm not sure I see the advantage of allowing late checkout in 15 minute increments, either it's available or it's not in my eyes.

It's a bit labor intensive, but we have a strong team of VAs so I don't mind the time suck.

Lake Havasu properties are down huge this year, I am planning on selling there.  A massive increase in supply, a big decrease in demand compared to COVID periods.  The supply of homes for large groups must have 3-4x'd in the last couple of years.

Our Palm Springs area properties are down compared to the last couple of years, but similar to pre-COVID.

Other properties we have not held long enough to have a data point.  I sold a few things last year, even without a revenue drop at those prices holding didn't make sense to me.  Been re-investing in a motel project and a large commercial project.

We've been happy with the service (tried a few similar services in years past that gave users with different devices various errors and complications, nice to see someone getting it right).  Like Andrew, if a gust objets we give them the password to the normal network, that rarely happens.  The login is very similar to what you might see at a Starbucks, or certain hotels.

$1mil house or $100k house?  1,000 sf or 10,000?  Where is the house?  Is this a flip or a rental or something else?  When was the house built?  What is your design style?  I think you'll find the right guide will vary by project.

I've vetted a number of properties for sale by them, but nothing met my criteria and/or was sold for a price that made sense for me.

My specialty has been big pool homes. 6-11 bedroom. But in many regards that niche has sailed. I'm now planning on growing via small hotel/motel projects and overlooked non-hospitality commercial. I've never paid for a class, and the STR conferences and talks I've gone to, you have to listen a long time to glean a few small nuggets. I'd venture to say that the percentage of valuble info, after you've ingested most of the content out there, is no higher with paid content then with the free content you will curate for yourself. If you listen to and read everything free, there's limited value to anything paid, the value quotient is similar. With that said, the cost is often negligible as well in the long run I suppose if you are talking about a $500 class or $1,000 conference. There may be more value in the networking, and mutual support and peer attaboys, not my thing but definitely has shown to help a lot of people.
