Experiences with Evolve
Hi! We are considering investing the Pocono area and turning into an Airbnb rental. Does anyone have some experience to share in this area, as well as anyone with experience using Evolve for property management?

@Colleen Rogenmuser I honestly don't know anything about the Pocono area. I'm in Destin/Fort Walton Beach, FL. I am going to make a comment here about Evolve based on some recent experiences of mine. I have never used Evolve. I've heard good and bad things. I think that for the right people it could be great. All I know is that I have recently (in the last month) have had five different people who are currently using Evolve approach me to take on managing their rentals instead. I took on two of them so far. The issues that were stated by those owners were that the "onsite" part has been the hardest (the "devil in the details" of cleaning, helping guests, maintenance as minor is lightbulbs, etc) has been their biggest challenge and that is something Evolve does not handle. I was also told that when all the charges are tallied up the overall cost of using Evolve is much higher for some than the 10% of revenue they say they take.
My take...If you can find a small, targeted, LOCAL manager in the area where you are, do consider them even if they charge somewhat more than Evolve. Again, I think Evolve has some strong points, but only as long as you got the "onsite" part handled rock-solid.
