Nate, you should hang out with me one day, I can introduce you to some very active investors, GC's, buyer's and sellers. I've met plenty of folks here on BP and a few of them are actively blowing the doors off of the Charleston market.  This time of year is crazy busy and I'm sure you'd find plenty of folks to connect with. Theres several smaller home builders around town that you could connect with, even a few larger that would consider building smaller groups of homes if theres profit to be made. Is the land cleared or just raw? Do you need water/sewer electric run? Those are costs to consider. Also, how is the land zoned? Have you had it surveyed or subdivided? Theres many questions that would need to be answered before costs to build could be figured.

Kingwood Capital.  They are RE investors first and contractors 2nd.  This gives him the thought processes needed to rehab your project through the eyes of an investor.  He's got a nice portfolio here in town and does amazing work.  I can pm his contact if you still need it.

I don't think TD does it.  Try Heritage Trust or Tidelands.  Best best is going to be hard money lender though.

Charleston is the only municipality in SC that builds both cars and planes, we have non-stop flights to London, and our tech sector is called "Silicone Harbor".  The Medical Univ Of SC is renowned for their work in the medical field.

While the affordability index and lack of inventory make our market here challenging at best, as long as we have folks moving here in droves, the market will stay strong.

My suggestion would be to pay the $700 bucks and get a real estate license.

My wife and I manage a bunch of STRs in and around Charleston. North Charleston could have some success if you were close to the airport or some other feature. In Charleston the general rule of thumb is closer to the beach or downtown, the more rent you can get. We manage properties on IOP that bring in 12500 per week and are booked a year in advance. You wont see those returns in N. Chas, but in my opinion STRs is where its at.

Wadmalaw is very resistant to bringing in any new change.  That's why you don't see many commercial businesses on Wadmalaw.  John's Island is a completely different beast as it's in full development mode.  Are you looking to sell off the land, develop it or researching right now?
