I'm on the lookout for land in the Stowe or Killington areas but finding it surprisingly scarce through traditional channels. Has anyone had success with off-market purchases in these regions? I'd love to hear your experiences and any tips you might have. Any input would be appreciated- thank you!

Hey @Andrew Lawlor. So when I am looking at a specific area like you are, I search Facebook Marketplace and Craigslist real estate ads.

You have to wade through a ton of realtor ads of course, but there are owner ads in there as well.

You can also join various Facebook groups for that area depending on what you are looking to do.

If you want to do a STR, then join the STR owner groups in that area. Same with real estate. You will often find people selling properties. They choose to do it there as an owner because it is other investors interested in that area and can more likely get a few interested parties.

You will find fully built out places ready to but there might be some land deals in those.
