I think this is awesome! I am a licensed agent and I currently househack in Hagerstown. My wife and I have been househacking in Hagerstown (also North End) for about 3 years now and we've loved it. We started out in a duplex and rented the upstairs apartment. Now, we live in a SFH and rent out separate parts of the house to travel nurses.

Interestingly enough, even though Hagerstown isn't a vacation destination, our STR and MTRs get a ton of traffic.

I agree with everything @Nicholas L. mentioned. Picking an area that is more accessible but you don’t have to be in everyday is great. I live in Hagerstown and own a couple properties here because we got started by househacking. Hagerstown is a fantastic growing market; the long term rental game is great if you screen tenants well, but mid term rentals with travel nurses are pretty lucrative here.

There’s not really a big attraction or anything, we’re just a very high traffic area between DC and Baltimore. We have a couple of hospitals that are smaller, but have a large # of travel professionals and we also have a lot of construction projects, manufacturing plants, etc for temporary workers. There are a couple universities within about 20-30 minutes but none in our city.

I spoke with someone who is using MTR’s in our market and she said she really only works with travel nurses and she’s had practically 0 vacancy.

Good job Winston! I just closed on a property on Friday that I hope to make our first MTR, so I definitely understand the pain of furnishing right now.

 Thanks Rick! That’s what I plan on doing; the private room is the lowest hanging fruit so we’ll start there, get some bookings rolling, then move into our unit and do the other 2 larger ones

I was hesitant to jump into this thread but....  One horror story in 20+ years- I was standing inside a property in a Class D area with one of my contractors after completing a renovation & bullets whizzed by our heads from a drive-by shooting. That incident put the kind of scare in me that my partner & I almost quit. We didn't quit because many of the so-called Class A & B areas that we know today were Class C& D years ago. This includes many areas on Chicago's Northside, West Loop,.... Brooklyn New York, Harlem......  It's amazing how many stories I hear from people who say- "I wish I would have invested there". But now they can't afford it.  Those areas changed because of investors and the path to progress. 

So strategy wise we will still invest in Class D areas if our analysis supports that the area is prime to gentrify.  

 I purchased a small apartment building in downtown Hagerstown for about 130k 5 years ago. Appreciation has went up for sure. However, this place is opposite of most. The downtown is ghetto but the suburbs are cool. Its a lot of crime but small town stuff. If that ever gentrifies and the downtown turns into what most are, I will be sitting very pretty. Its neighboring town is called Fredrick. If Hagerstown just went to something like that, my equity would way more than triple. 


 It's on it's way in my opinion! I live in and invest in Hagerstown. Downtown has come a long way in the past year as far as businesses moving in and home prices (and equity as a result) is holding steady. I'm closing on our 3rd property there this Friday (just outside of city limits).

Hey Annie:

Like everyone else mentioned, you're thinking about this in a great way, but I absolutely believe househacking would be the way to go for a few reasons.

1. You're buying a much nicer (most likely) property, and paying less than half the monthly expense.

2. Over that 8.3 years, you'll most likely have realized much more than just the $80K. You will have saved that from your monthly payment, but also appreciation, loan paydown, and tax benefits over time will likely add up.

3. You can get creative to cover the full mortgage payment. Look into other types of rentals like medium term rentals. Often the rental rates for these are 1.5x-2x long term rentals, and ADUs make great units for this strategy.
