@Russell Lauck Sounds like an exciting project! I am interested in learning more about the investor partnership opportunities (for me personally and potentially for my investment clients).

The proof of concept piece with a model to replicate is most intriguing!

A local developer that might be a wonderful resource is Simco Properties. I'm not personally affiliated with their company but they built a group of small homes/cabins in Duluth a few years back and may be a good resource. I know that they also offer development services. General tel. number from online search is (218) 216-1540.

Thank you! Feel free to message me a good email and I will reach out with more info.

Have you secured a location yet for this?

Not yet, no. We have been in contact with the county and they are aware of our plans

Hey all! We are starting a development company. Our first project will be located in St. Louis County Minnesota in proximity to the North shore of Lake Superior near Duluth and Ely MN.

The project consists of a str/mtr tiny home village retreat including 30 modern meets rustic tiny homes, an event venue, and a bar/convenience store. Paired with great on site amenities like pickle ball courts, a nature trail, and smash burgers and off site local attractions like quaint towns and state parks our first project will be located in an already tourist destination.

This is a proof of concept as our long term plan is to replicate the model in other prime markets.

We are hoping to connect with an experienced developer for strategic partnership in the project and are open to equity shares. We are also open to investor partnerships.

We have been working with a number of SCORE mentors as well as the MnSBDC Northeast in Duluth MN. We have a pitch deck, business plan, and simple renderings of a tiny home and the event venue for review upon request.

Thank you for your time!

Hey all! Located in MN. We are looking for a couple connections for our tiny home village project. Also included will be an event center and a bar/convenience store paired with many on site amenities and off site local attractions.

1. An experienced real estate developer

2. Money partners for the project

3. Trucking/transportation tax CPA

Who do you know? Thanks in advance!

@Russell Lauck while I and my investors appreciate a certain amount of "window dressing" in a proposal, as it shows insight, effort and forethought, what the ultimate decision comes down to is just 2 factors:

(A) "SHOW-ME-THE-MONEY!": Ok, a bit cliché but very pertinent and accurate. To invest, it must be an investment. It has to have a clear path to returns, and the returns must be at a level that justifies what risks exist within the investment.

(B) PROVE YOU CAN: We need to have faith and belief that the operational group is capable to make it happen. This can come in many forms, and in my opinion it's a compilation of factors, from grit, passion, experience, certifications, insight, endurance. There needs to be a thought left that "yeah, I think they can pull this off".

After that it's just details and "fluff". We will all smile at the warm-fuzzies of sustainable, life improving, rah-rah save the speckled toad whatever, look, we are all humans and like better things but it's like they instruct on any flight, FIRST put the oxygen on yourself then help others out. It's gotta make $, that's our oxygen, without it we can't help anyone, so profitable is #1, full-stop.

So make sure your message is appropriately packaged, that it's not 90% happy-clappy and 10% business, no, it's all business but business via doing a happy-clappy thing, right.

Thank you for the great feedback! So what I am putting together from this is perhaps I should be focusing on the land and tiny home strs to start then expand it? Feed myself then feed others.

Looking for suggestions on finding investors to approach with an investor proposal?

The plan is to buy land in MN within 90 miles of the Twin Cities to start a large organic, self sustainable, regenerative, no till farm. One of our main goals is to showcase how we should be approaching our food and land stewardship as well as education programs for children and adults.

The plan also includes a "tiny home village" for str and free housing for volunteers and woofers, an event center, and on site co-op farm shop with the intention of selling our own goods but also local farmers goods as well.

I have a detailed rough draft investor proposal and business plan. There are currently 4 of us essentially full time with varying degrees of education, certification, and experience. We have identified and continue to identify free and paid independent consultants. We have a number of volunteers identified and we will be utilizing woofers as well.

Thanks in advance!
