Off market leads in vacation markets

Anyone out there buying off-market STRs in vacation markets? How do you identify leads? Does this differ from how you would approach larger metro markets?

I've only looked on the MLS so far, but am super curious to learn about other ways of doing things

Many ways to do this.

Buy a list based on your criteria. Many places sell a customized list.

Contact people via Vrbo and Airbnb. Ask PM's if they know of any of their clients wanting to sell.

Contact people or post on FB groups or Craigslist that you are a buyer.

Driving for dollars - Drive neighborhoods and find distressed properties to market to.

Divorce, probate, foreclosure, bankruptcy, code violations are other potential motivated sellers.

Tax Sales, Foreclosure Auctions.
