High Winter Occupancy STR Markets in the US w/o high price tag?

Seems that there are more than enough options for hot STR summer markets in the US . . . . But what about the winter months? I'd like to balance my portfolio with some properties that pull consistent occupancy and mid-to-high ADRs in the Nov-March stretch that I can get into for ~$600K max. Below are what comes to mind with some potential drawbacks:

Ski Resorts: High dollar and low inventory

Hawaii: Great year round occupancy, but expensive and some unfriendly regulations 

CA Desert (Palm Springs, JT, La Quinta etc): Certainly has a decent amount of economical properties, but seems to be getting saturated and over-regulated. . .. Otherwise this is my current top choice. 

Southern Florida: Maybe has the most economical options and friendlier regulations, but seems that the winter market is only strong in the southern half or so?


Am I missing anything? Thanks in advance for any input!

Check out Vail, Colorado they have a pretty strong year round demand.

Yes people always like to go the beach. 

The mountains have very little slow periods.

People go to Disney year round.
