Short Term Rental - Air BnB

Greetings,

I am considering using my rental as an air bnb vice a long-term rental, it is a  two bedroom and two full bathrooms ranch just under 1100 sqft. I have the following questions to ask for everyone who has or has done an Air bnb rental:

1) Are there any particular articles, podcasts and/or videos that you recommend that I watch? I will begin searching through the BP library.

2) Does anyone have any experience with managing and Air bnb while out of state or overseas? Would you have any stories to share here?

3) Does anyone have experience with using a management company for managing their Air bnbs?

4) I am in RI and I am aware of the requirement of registering my property prior to starting, would any RI air bnb hosts know of any additional rules and regulations that I need to be aware of? Any guidance is greatly appreciated.

This is exciting! STR strategy has a great return. As mentioned above, look into the county/city regulations on STR. For the management side, it depends on how involved you want to be. Self-managing is an option, but I would recommend finding someone in the area that you trust for your "boots on the ground." I own a STR management company, and it is definitely a contact sport! It is all about guest reviews and we cater to the guests the best we can which results in trips out to the property. I agree with the comments about hiring a local company, we are in South Tampa and we are VERY hands-on. My recommendation is to research self-management and also interview a few PMs. Best of luck!
