I am considering using my rental as an air bnb vice a long-term rental, it is a  two bedroom and two full bathrooms ranch just under 1100 sqft. I have the following questions to ask for everyone who has or has done an Air bnb rental:

1) Are there any particular articles, podcasts and/or videos that you recommend that I watch? I will begin searching through the BP library.

2) Does anyone have any experience with managing and Air bnb while out of state or overseas? Would you have any stories to share here?

3) Does anyone have experience with using a management company for managing their Air bnbs?

4) I am in RI and I am aware of the requirement of registering my property prior to starting, would any RI air bnb hosts know of any additional rules and regulations that I need to be aware of? Any guidance is greatly appreciated.

I am reaching out to ask if anyone can recommend a good lawn care company in RI? I have been contacting companies and contractors but it's been hard trying to find someone who will return my calls and set appointments to view the property beforehand. Your help is greatly appreciated here.

I am in rural and somewhat of a remote area; I am trying to find better way to have services arranged.

I am reaching out to ask for recommendations and advice on how to furnish a rental as I intend to use for Air Bnb. I have seen companies that loan their furniture but I would rather make the one-time purchase of good-quality furniture and not spend more than $1500 - $2000.

Small multi-family (2-4 units) buy & hold investment.

Purchase price: $365,000

Two Single Family Homes on the same lot (Detached Duplex) - 700 sqft ranch and approx 1100 sqft ranch. Roof replaced in 2017-2018. Brand new boiler installed 2018 in ranch. Brand new appliances in both homes. Occupying cottage and will rent ranch on long-term lease. Septic system and well water.

What made you interested in investing in this type of deal?

I got my education and I knew that duplexes tend to perform better overall compared to 3-unit and 4-unit investment properties.

How did you find this deal and how did you negotiate it?

I found this deal through a realtor and I negotiated based on a class I took on negotiations.

How did you add value to the deal?

Nothing done to increase value upon purchase

What was the outcome?

I closed on time, did a property tour which I will be playing today!!

I learned to ask as many questions as possible when I received the seller's disclosure
